Technical advisory for Data Centre investors

We assess site, power and connectivity before Data Centre design.

Discuss the scope
Data Center infrastructure planning

THE STARTING POINT

Sound decisions start with the right requirements.

A suitable site is about more than land area and purchase price. It also needs a viable route to the required power supply, connectivity, construction and future expansion. Early decisions shape the cost and opening date, so we assess these factors together before they become project constraints.

We support the search for and selection of land against agreed criteria. We review available grid connection information, help identify fibre operators and routes, and establish what may need to be extended or built. We can also compare a new build with adapting an existing building or using colocation.

We work with design firms and discipline specialists to translate investor requirements into a coordinated concept. We distinguish confirmed information from assumptions, identify outstanding confirmations and prepare the basis for a decision: site comparisons, risks, indicative costs and next steps.

SCOPE OF WORK

What does the engagement cover?

Data Centre advisory: site selection, grid connection capacity, fibre connectivity, design-team coordination and option assessment.

  • 01requirements, land selection criteria and the planning horizon for growth
  • 02search and assessment of sites, existing buildings and colocation options
  • 03assessment of grid connection capacity and phased expansion options
  • 04identification of operators, fibre infrastructure and connection options
  • 05collaboration with design firms and coordination of discipline requirements
  • 06concept, indicative budget, RFI/RFP preparation and technical review of bids and contract provisions

IN PRACTICE

The details that define the scope.

Land suited to the investment

We help find and compare Data Centre sites, considering land area and layout, access, surroundings, utility availability and room for expansion. We identify development constraints and matters requiring specialist investigation before purchase. Existing buildings are also assessed for their potential to accommodate the facility's requirements.

Power and grid connection

We help obtain information on potential grid connection capacity, availability dates and the infrastructure required. With designers, we assess demand across the whole facility, not just IT equipment, and options for expanding the power supply. We distinguish preliminary availability statements from confirmed terms; proximity to the grid does not establish connection feasibility.

Fibre routes and operator access

We identify operators and infrastructure owners around the site. We help assess options for using existing connections or installing new ones, route layouts and connectivity requirements between Data Centres. We examine route separation options, lead times and costs using available evidence and discussions with operators.

Collaboration with design firms

We prepare design requirements, support the selection of a design firm and coordinate architectural, power, cooling, telecommunications and facility security requirements. We review concepts against the investor's needs, flag inconsistencies and help allocate responsibilities. Design deliverables and specialist assessments are scoped before they are commissioned.

HOW WE DELIVER

From the first conversation to a verified result.

  1. 01

    Define the criteria

We establish the facility's purpose, IT needs, power and connectivity requirements, budget and target opening date.

  2. 02

    Find and assess sites

We compare locations and available evidence, prepare questions for operators, landowners and designers, and identify information gaps.

  3. 03

    Recommend an option

We compare technical feasibility, costs, schedules and risks, presenting a recommendation with the conditions still to be confirmed.

  4. 04

    Prepare for design

We consolidate requirements, support designer and supplier selection, and review concepts. Coordination of delivery is agreed as a subsequent stage.

THE RESULT

What does your team receive?

  • 01sites and delivery options compared against common criteria
  • 02a risk register and a list of information and arrangements requiring confirmation
  • 03indicative capital and operating costs with scheduling assumptions
  • 04coordinated design requirements and comparable requests to suppliers

BEFORE WE START

Useful questions to ask early.

Do we need to have a site already?

No. We can start with selection criteria and a site search, or assess a property you have identified. The comparison can also include adapting an existing facility or using colocation.

Can you guarantee the required power capacity?

We help assess options and prepare discussions, but do not guarantee a capacity allocation or connection date. Availability, technical terms and timing require confirmation with the relevant operator. Our recommendation identifies information that remains an assumption.

Can you help find fibre operators?

Yes. We identify operators, infrastructure owners and potential connection routes. We help gather technical terms, lead times and costs for comparison. Building connections and ordering telecommunications services require separate agreement.

How do you work with designers?

We can work with the investor's chosen design firm or help define selection criteria. We organise requirements, coordinate discipline interfaces and review concepts. Responsibility for design documentation and the scope of legal, environmental and other specialist assessments are agreed separately.
